Nearly 10 years after shutting down operations at Hawaii’s Molokai Ranch, the property’s Singapore-based owner has put the 55,575 acres, or 35 percent of the island of Molokai, on the market for sale with an asking price of $260 million.

The ranch, which is listed with Kailua-based Carvill Sotheby’s International Realty, has 20 miles of coastline and includes two hotel properties, former Molokai Lodge and the former Kaluakoi hotel, two golf courses, residential, agricultural and conservation land, as well as nearly 30 acres of commercial land near Kaunakakai and 85 acres of industrial land at Maunaloa and Kualapuu.

Molokai Ranch, which restarted its cattle operations in 2014 raising grass-fed beef from the Wagyu cattle breed, has about two dozen employees, all of whom were told on Wednesday of the plans to sell the property, Scott Carvill, principal broker and owner of Carvill Sotheby’s International Realty, told Pacific Business News. The company and its assets are included in the sale, he said.

Carvill said the property is ideal for a high net worth individual — a billionaire — seeking to purchase a major property.

“We’re not trying to sell this as a development, we’re trying to sell it to a legacy buyer,” he said. “There is a legacy buyer list out there looking for these unique properties.”

Facebook CEO Mark Zuckerberg reportedly considered buying the Molokai property several years ago before purchasing more than 700 acres of oceanfront land on the North Shore of Kauai.

The most prominent instance of a legacy property purchase by a billionaire in recent years was Oracle Corp. founder Larry Ellison’s acquisition of 98 percent of Lanai from David Murdock, the billionaire CEO of the Dole Food Co. Ellison’s $300 million purchase also included two Four Seasons hotels along with the land, and has since upgraded the Four Seasons Resort Lanai at Manele Bay and has plans to renovate the Lodge and Koele as well as develop an agriculture operation on the island.

GL Ltd. bought Molokai Ranch 30 years ago, when it was known as Brierley Investments Ltd. Prior to that, it had been owned by the Cooke family for 100 years after Charles Montague Cooke purchased it from a group of businessmen who bought it from Charles Reed Bishop, husband of Bernice Pauahi Bishop and founder of First Hawaiian Bank.

The owner shut down the ranch’s hotels, Kaluakoi Golf Course and ranching operations, leaving 120 people without jobs, in March 2008 after members of the community mounted strong opposition to a master plan that would have sold 200 beachfront lots at Laau Point on the southwestern tip of the island.

A year before the closure, a report had estimated ranch operations to have had a $9 million economic impact on the rural island, which typically has the highest unemployment rate in the state.

The Molokai Ranch land was also part of a “Big Wind” project that would have placed a wind farm on several thousand acres, but the partnership between Pattern Energy and Bio-Logical Capital said last year it was no longer interested in pursuing wind projects in Hawaii.
