Oʻahu Housing Market Shows Signs of Increased Buyer Activity in June

According to the latest market report from HBR, the Oʻahu housing market experienced a slight boost in June, signaling a potential return of buyer activity. While overall sales for the year are still slightly behind 2024 figures, the increase in inventory, particularly in the single-family home market, suggests more options for buyers across various price points.

Key Market Trends in June:

Single-family home

sales saw a year-over-year increase of 12%, with the median sales price showing a nominal rise of 0.4%, reaching $1,125,000. However, the median days on market increased to 24 days, up from 15 days in June 2024.
Condo/townhome

sales also saw a slight increase of 0.8%, although the median condo price dipped by 3.8%. Condo units remained on the market for a median of 40 days, two weeks longer than the previous year.
Active listings for both markets grew significantly.

Single-family home listings rose by 31.9% to 861, and

condo listings increased by 47.0% to 2,542 compared to June 2024.

Trevor Benn, President of the Honolulu Board of REALTORS, noted that the increasing

single-family home inventory is providing buyers with more opportunities and choices. He also cautioned that while the market is showing early signs of returning momentum, overall sales trends, especially in the condominium

market, still reflect some caution. Benn emphasized the importance of consulting with real estate professionals to navigate the current nuanced market conditions and make informed decisions
