Hawaii high-end home sales close out 2020 with a bang

Despite fears last spring that the Covid-19 pandemic would wreck Hawaii’s residential resale market, sales of single-family homes — and prices — held up, especially on the high end of the market, as the year finished with a $37 million sale of a Kukio estate, a $24 million sale in Kapalua and the $20 million sale of Julia Roberts’ estate on Kauai.
There were 18 sales of single-family homes for $10 million or more in 2020, according to the data available as of Thursday, the last day of the year, which was four more than the 14 that sold for $10 million or more in 2019.
Eight of the 2020 sales were for $15 million or more, twice as many as last year, and three were for more than $20 million.
Two of the largest sales this year were recorded as three transactions for three contiguous parcels on Kauai sold by the same seller to the same buyer — Oakley founder James Jannard’s $36.75 million sale of three homes on Weke Road, the highest sale on Kauai this year, and the sale this month of Julia Roberts and Danny Moder’s Kauai estate for $19.99 million. The largest known transaction in 2020 was the $37 million sale of an 11,731-square-foot oceanfront complex in the Kukio Golf and Beach Club earlier this month. Jim Schneider of Kukio Properties represented the seller and Kai Ioh of Venture Sotheby’s International Realty represented the buyer.
The largest sale on Maui also closed this month, a $24 million oceanfront estate in Kapalua Resort. Mary Anne Fitch of Hawaii Life represented the seller, while Roy Sakamoto of Coldwell Banker Island Properties represented the buyer.
On Oahu, Carvill Sotheby’s International Realty had the two top sales, both in Kailua — Scott Carvill represented the buyer and seller in the sale of an oceanfront compound in May for $18.7 million, and Patty Bell represented the seller of a Lanikai beachfront home that closed for $12.5 million in November.
